1. Introduction

Welcome to our property rental marketplace. These Terms of Service (&#34Terms&#34) govern your access to and use of our website, mobile application, and services (collectively, the &#34Platform&#34). By accessing or using our Platform, you agree to be bound by these Terms. If you disagree with any part of the Terms, you may not access or use our Platform.

Our Platform provides a venue for users to list, discover, and book residential properties for long-term rentals. We do not own, control, offer, or manage any listings or properties. We are not a party to any rental agreements or other agreements between users.

2. Definitions

&#34User&#34 refers to any individual or entity that accesses or uses our Platform, including property owners, tenants, and visitors.

&#34Listing&#34 refers to any property advertisement posted on our Platform by a User.

&#34Booking&#34 refers to a reservation of a property made through our Platform.

3. User Accounts

To access certain features of our Platform, you must register for an account. You agree to provide accurate, current, and complete information during the registration process and to update such information to keep it accurate, current, and complete.

You are responsible for safeguarding your account credentials and for any activities or actions under your account. You agree to notify us immediately of any unauthorized use of your account or any other breach of security.

4. User Conduct

You agree to use our Platform in compliance with all applicable laws, regulations, and these Terms. You agree not to:

• Use our Platform for any illegal or unauthorized purpose
• Violate any laws in your jurisdiction (including but not limited to copyright laws)
• Interfere with or disrupt the integrity or performance of our Platform
• Attempt to gain unauthorized access to our Platform or its related systems or networks
• Harass, abuse, or harm another person
• Provide false or misleading information

5. Listings and Bookings

Property owners are responsible for the accuracy and completeness of their listings. By creating a listing, you represent and warrant that you have the right to list the property and that the listing complies with all applicable laws and regulations.

Tenants are responsible for carefully reviewing listings before making a booking. By making a booking, you agree to comply with the terms of the booking, including but not limited to payment obligations and house rules.

6. Fees and Payments

We may charge fees for the use of our Platform. All fees are non-refundable unless otherwise stated. You agree to pay all fees and charges incurred in connection with your use of our Platform at the rates in effect when the charges were incurred.

For bookings, we may collect payments on behalf of property owners. You authorize us to collect and process payments, and you agree to pay all applicable fees and taxes associated with your bookings.

7. Intellectual Property

The content, organization, graphics, design, compilation, magnetic translation, digital conversion, and other matters related to our Platform are protected under applicable copyrights, trademarks, and other proprietary rights. The copying, redistribution, use, or publication by you of any such matters or any part of our Platform is strictly prohibited.

8. Disclaimer of Warranties

Our Platform is provided on an &#34as is&#34 and &#34as available&#34 basis. We expressly disclaim all warranties of any kind, whether express or implied, including but not limited to the implied warranties of merchantability, fitness for a particular purpose, and non-infringement.

We make no warranty that our Platform will meet your requirements, be available on an uninterrupted, secure, or error-free basis, or be accurate, reliable, complete, legal, or safe.

9. Limitation of Liability

To the maximum extent permitted by law, we shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues, whether incurred directly or indirectly, or any loss of data, use, goodwill, or other intangible losses resulting from:

• Your access to or use of or inability to access or use our Platform
• Any conduct or content of any third party on our Platform
• Any content obtained from our Platform
• Unauthorized access, use, or alteration of your transmissions or content

10. Indemnification

You agree to defend, indemnify, and hold us harmless from and against any claims, liabilities, damages, losses, and expenses, including, without limitation, reasonable legal and accounting fees, arising out of or in any way connected with your access to or use of our Platform or your violation of these Terms.

11. Termination

We may terminate or suspend your account and bar access to our Platform immediately, without prior notice or liability, under our sole discretion, for any reason whatsoever and without limitation, including but not limited to a breach of the Terms.

If you wish to terminate your account, you may simply discontinue using our Platform. All provisions of the Terms which by their nature should survive termination shall survive termination, including, without limitation, ownership provisions, warranty disclaimers, indemnity, and limitations of liability.

12. Governing Law

These Terms shall be governed and construed in accordance with the laws of Washtington State, without regard to its conflict of law provisions. Our failure to enforce any right or provision of these Terms will not be considered a waiver of those rights.

13. Changes to Terms

We reserve the right, at our sole discretion, to modify or replace these Terms at any time. If a revision is material, we will provide at least 30 days&#39 notice prior to any new terms taking effect. What constitutes a material change will be determined at our sole discretion.

By continuing to access or use our Platform after any revisions become effective, you agree to be bound by the revised terms. If you do not agree to the new terms, you are no longer authorized to use our Platform.
